How much does full management cost?

Full Management includes, rent collection, tenant communication, monthly statements, 2 annual inspections (spring & fall), move/in/move out inspections. We offer personalized management packages to our clients. The average monthly management fee is 8% + HST. 

For tenant placement services our rate is one month’s rent. We offer personalized packages if subscribed to our property management services. We also offer significant savings if you have more than one property.

Who signs the lease when tenants move in?

As per the management agreement, Sincere Property Management Inc. has the authority to act on behalf of the landlord. The lease for residential property is an agreement between Sincere Property Management Inc. as the landlord and the tenant. A signed copy of the lease will be emailed to you for your records.

For tenant placement services only the lease will be signed by the owner and the tenant.

How do I get my rental payments

The collected rents minus any expenses and our monthly management fee will be sent to client on or before the 15th day of the month.

Do you handle bookeeping?

Yes! As part of the full managment service, owners are provided a complete accounting report every month and an annual accounting report. Reports are sent by email and can be filed and given to your accountant for tax purposes. 

Who handles and pays for any repairs?

As the owner of the property you are still responsible for maintaining the property. Working with us allows your investment to be passive. We coordinate the repairs and handle the maintenance issues. We have the capability of negotiating with vendors for discount prices. We also provide 24/7 on call emergency service for those late night repairs that just cannot wait until business hours.
